DMS is a Property Rental Management Company specializing in the management and marketing of privately owned superior properties on the North Coast of KwaZulu-Natal.  We achieve high occupancy percentages at premium rates marketing into the domestic leisure and business and the inbound international fully independent traveller markets. The DMS Brand primarily determines a level of quality that a guest can expect on arrival. Should a property be suitable for our target markets, we advise the owner on becoming part of the Brand.

About Us

The people behind DMS are Frans Rüddeck and Trevor Pitt.   Trevor has vast  experience with the development and management of Five Star Lodge and Hotel operations.  Mandy Moodley is our Front Office Manager and the office is conveniently and strategically placed in the Umdloti Beach Commercial Centre on the first floor between Manta Café  and Bel Punto.

Capital Gain

The increase in the market value of a property is governed by two major influencing factors, supply and demand and building replacement cost.  Important to note is that capital gain (increase in the market value of a property) cannot be guaranteed and is subject to fluctuations in market conditions.

Investment return is measured by income against the asset’s capital cost.  An apartment achieving a net income of R10 000.00 per month covers roughly R1M of capital cost, whether paid for in cash or by way of a loan.  A measured and consistent history of rental income brings mathematics into determining the sale price for the property.

We make your property visible on multiple  online marketing sites. This means having good site content, responding quickly to customer questions, adjusting prices based on demand, and carefully managing guests reviews. If guests have a bad experience, it affects the entire DMS portfolio.

We use a company called Nightsbridge to help us manage reservations. It’s a software company that specializes in reservations management.

We also have a list of guests who book directly with us. Payments can be made online with a credit card, direct bank deposit, or cash.
